Garage Door Maintenance & Tune-Up in Hampton Roads

Panel leveling during tune-up
Panel leveling during tune-up, actual Seaside Garage Door job in Hampton Roads.

Every garage door in Hampton Roads fights the same enemies: salt air, humidity, 10,000 open-close cycles, and slow vibration loosening every bolt. An annual tune-up catches every one of those problems before they become a 10 PM emergency call, and costs about a tenth of what you'd spend on a single emergency repair. The failure a tune-up most often catches early is a torsion spring near the end of its cycle life, and once one has already snapped that becomes a same-day broken torsion spring repair instead. We wrote up one such early catch in a Grassfield, Chesapeake tune-up that flagged frayed cables a season before they would have failed.

Key takeaways

  • Standard garage door maintenance in Hampton Roads is our 21-point tune-up, $129 flat for a single-car door ($180 for a two-car or two-door home), all labor and inspection included.
  • Yes, you are supposed to get your garage door serviced: annually for a standard door, every 8 months if you're within about 2 miles of the water, because salt air accelerates spring and cable wear on every coastal Hampton Roads door.
  • Typical garage door maintenance covers spring tension and balance, cable and drum condition, hardware torque, track alignment, opener safety-reversal testing, and full lubrication, the same 21 points every visit, with a written report after.
  • A tune-up heads off the calls we run daily in Kempsville, Great Neck, and Sandbridge: a $345 to $575 spring pair, a $120 to $200 roller set or a $160 to $320 off-track reset, or a full garage door repair that in Virginia Beach typically runs $110 to $680 depending on what failed.
  • Our maintenance plan is $229/year for 2 scheduled visits, priority scheduling, and 10% off any repair that comes up in between.

Home inspector says the garage door is out of balance? Here is what that means

It means the door does not stay put when it is lifted halfway by hand, so the springs are not carrying its weight and the opener ends up doing the lifting; balance is one of the 21 points on our tune-up and we set it the same visit. If the springs are worn past adjusting, a torsion spring pair is $345 to $575 on our garage door spring repair price list. Prices can vary with the door's weight, spring size and condition, and we quote in writing before any work.

Here are the two garage lines from a real inspection report on a south Suffolk house I serviced on September 28, 2026. Line one: the door does not stay open on its own, a balance issue that should be corrected. Line two: a manual slide lock on a door that also runs on a LiftMaster opener. The springs on that door did not need replacing. I set the tension on the pair that was already up there, tested it by hand and on the opener, and was done in under an hour. The full story with before and after photos is on our Suffolk garage door repair page.

How do I test my garage door balance?

With the door fully closed, pull the red release cord, lift the door by hand to about halfway and let go: a balanced door stays there, one that drops or rises needs adjusting. Pull the cord only when the door is closed, and reconnect the opener before you use it again.

Why does the manual lock matter if I have an opener?

Because the opener can drive the door against a thrown lock and bend a section or strain the opener, so on a door with an opener the slide lock should be disabled or left open. We check it on every tune-up.

Can I adjust the springs myself?

No, not on a torsion door: the tension is set a quarter turn at a time with steel winding bars while the spring holds the full weight of the door. Book the adjustment and we will do it with a written quote first.

  • Clean work area. Drop cloths, shoe covers available, full cleanup before we leave.

Daily garage door maintenance coverage across Virginia Beach, including Kempsville, Great Neck, Sandbridge, and Town Center, where salt air off the Chesapeake Bay and the Atlantic shortens spring and cable life faster than anywhere inland.

"Most of the emergency calls I run started as a $129 tune-up somebody put off. We caught frayed cables on a Grassfield door a full season before they would have snapped and stranded the car inside. That is the whole job: find the thing that is about to fail while it is still a scheduled visit instead of a 10 PM call." David Yifrach, owner

Answers to common questions

Maintenance & Tune-Up FAQ

How much does garage door maintenance cost in Virginia Beach?

Garage door maintenance in Virginia Beach is $129 flat for our full 21-point tune-up, and that price covers all labor, inspection and the written report. We recommend it annually, or every other year on a genuinely low-use door. On coastal Virginia Beach homes we say every year without exception, because salt air is that hard on springs and cables.

What's included in the $129?

All labor, all inspection, lubrication of all moving parts, hardware torque, safety tests, and a written report. Any parts replaced are extra and quoted before we proceed.

Can a tune-up really extend the door's life?

Yes, significantly. Springs cycle to failure from metal fatigue; that fatigue accelerates when the door is out of balance. A tuned, balanced door puts 20-30% less strain on the springs and opener. We routinely see tuned doors run 15+ years trouble-free.

Do you offer a maintenance plan?

Yes, $229/year for 2 scheduled tune-ups, 10% off any repairs, priority scheduling, and a guaranteed annual reminder. Worth it if you have multiple doors or a high-use door.

How much does a garage door tune-up cost?

Our 21-point tune-up runs $120 flat for a single-car door, $180 for a two-car or two-door home. That's a fixed price, no upsells unless we find something genuinely broken, and even then we quote before we touch it. Compare that to national chains running $150-$240 with commission-based techs pushing part replacements.

How often should I have my garage door serviced?

For a standard residential door with 2-4 opens per day: annually. For high-use doors (home office, multi-generational household, home business with deliveries): every 6 months. For coastal homes within 2 miles of the water in Hampton Roads: every 8 months, the salt air accelerates every wear point. A maintained door lasts roughly twice as long as a neglected one.

What's included in a professional garage door tune-up?

Our 21-point covers: spring tension + balance test, cable inspection (both cables, full length), drum alignment, bearing lubrication, roller inspection + lube, hinge hardware torque check, track alignment + level, weather seal condition, safety reversal test (2x2 board test), force limit verification, photo-eye alignment, opener chain/belt tension, travel limit adjustment, battery backup check, remote battery check, lubrication of all moving parts with garage-door-specific lube (not WD-40), bottom bracket inspection, strut check on wide doors, cable-to-drum wrap verification, full rust/corrosion assessment, and a written punch list of anything watching.

Can I do garage door maintenance myself?

Some of it, yes: lubricating hinges and rollers every 6 months with a silicone-based garage door lube, wiping dust off photo-eye sensors, keeping the tracks clear of debris, and testing the safety reversal (put a 2x4 flat on the floor, close the door, it should reverse on contact). What we recommend leaving to a pro: spring tension adjustment, cable tension, limit switch adjustment, and anything involving the bottom bracket.

Is a garage door tune-up really worth the money?

Straight answer: the tune-up pays for itself by preventing one $300+ repair, and most of our maintenance customers haven't had an unscheduled service call in 4+ years. If your door is new, still quiet, and under 5 years old, skip it. If it's over 7 years old, getting noisy, or has never been serviced, yes, this is the highest-ROI garage door spend you'll make.

How long does a garage door tune-up take?

40-60 minutes per door. We don't rush it; the whole point is a thorough inspection, not a quick lube and go. You'll get a written report of what we checked, what we adjusted, and anything worth watching over the next 12 months, no pressure to fix anything cosmetic.

Will a tune-up make my noisy garage door quieter?

Usually dramatically. Noise almost always comes from: unlubricated rollers and hinges (easy fix, 10 minutes), worn steel rollers (recommend nylon upgrade), loose hardware rattling on the door panel (tighten), or a chain that needs tension. We quiet down 4 out of 5 noisy doors during a standard tune-up without replacing parts.

Are you supposed to get your garage door serviced?

Yes. Manufacturers and the door itself expect it: springs, cables, rollers and hardware wear from cycling and vibration whether or not anyone services them. Annually for a standard residential door, every 8 months for coastal Hampton Roads homes within about 2 miles of the water. Skipping it does not save money, it just moves the cost from a $129 tune-up to an unplanned $345 to $575 spring pair repair.

How much does garage door repair cost in Virginia Beach?

Garage door repair in Virginia Beach typically runs $110 to $680 depending on what failed, a single torsion spring toward the low-to-middle end, a full cable and drum job toward the top. A tune-up will not eliminate every repair, but it catches the wear that leads to most of them while it is still a scheduled visit. See our repair pricing page for the full breakdown by job type.

What's actually in our annual service

Transparency about what you're paying for. If another company quotes a "tune-up" for $79 and doesn't do half of this, you now know why it's cheaper.

Springs & counterbalance

Spring tension check · Balance test at half-open · Cable inspection full-length · Drum alignment · Bottom bracket condition · Shaft bearing lubrication. If a spring is past 80% of its cycle life, we flag it for scheduled replacement, you decide the timing, not us.

Tracks & rollers

Track alignment level-check · Track plumb check · Roller wear inspection · Roller lubrication · Hinge torque (they vibrate loose over time) · Strut check on wide doors · Weather seal condition.

Opener & safety

Force-reversal test (2x4 board test) · Photo-eye alignment and lens clean · Travel limit verification · Belt/chain tension · Remote and keypad battery test · Battery backup check · Wall-button test. We'll tell you exactly what age your opener is and whether it's worth repairing or replacing when it dies.

What you get after: a written punch list emailed to you with photos of anything notable, current lubrication log, and our honest recommendation on what's worth watching vs. what's imminent. No part-pushing, no commission-driven upsells.
